• Screen all applicants with a thorough background and credit check

• Generate all contracts necessary for leasing of the property

• Provide move in inspection with the new tenant

• Collect all rents during the leasing terms

• Hold and manage all security deposits in our client’s trust account

• Pay all bills associated with the property during the terms of the lease – to include mortgage, HOAs, utilities, landscaping, etc.

• Manage the coordination of any maintenance that needs to be done during the leasing terms, including repairs and items such as window cleaning, etc. if necessary

• Monthly financial reports sent the owner outlying rents collected and expenses

• Annual tax documents showing all income and expenses on your property – an easy packet to hand to your tax accountant
